Scenario 1: Motivated Seller Cold Call
This is the workhorse scenario for any AI dialer real estate operator. Cold list, no prior touch, agent has to open warm, qualify fast, and hand off live or book a callback.
Bland on a motivated seller list
Bland's strength is dispatch volume. We pushed 200 calls through their pathway builder in about 45 minutes - no other platform comes close on speed-to-deploy. Connect rate hit 31%, qualified-lead rate was 4.5%.
But the voice tipped sellers off. Roughly 22% asked some version of "is this a robot?" within the first 30 seconds. Bland's proprietary TTS is fast (sub-400ms response time, which is genuinely impressive), but it has a slightly synthetic cadence that distressed sellers pick up on.

The "I am a real person" denial pattern is the biggest single problem with Bland as an AI dialer real estate solution on cold lists. We strongly recommend configuring honesty, "I'm an AI assistant calling on behalf of...", which drops hangups but also drops qualification rate by about a third.
Vapi on a motivated seller list
Vapi is what we deploy as the default AI dialer real estate stack for most of our investor clients now. The combination of ElevenLabs voices + GPT-4o + tunable interruption handling gives you a call that sounds genuinely human at ~700ms response latency.

Retell on a motivated seller list
For an AI dialer real estate buyer evaluating Retell, voice quality is as good as Vapi's - both lean on the same TTS providers. Where Retell shines is warm transfer logic. Their native handoff to a human acquisitions rep with full transcript context is the cleanest of the four.
Connect rate 30%, qualified-lead rate 6.8%, "robot?" rate 11%. The slight latency penalty (~800ms) costs some calls, but the transfer experience makes up for it on the back end.
Air.ai on a motivated seller list
Air.ai's pitch is that you don't need to be technical. We didn't have a fair test here - Air.ai is closed to most agencies and the platform pivoted hard toward enterprise during 2025. The agent we built sounded fine but we never got to the integration depth the other three offer. Qualified-lead rate 5.2%, but with significant manual effort to keep it running.
For most investors today, Air.ai is hard to recommend versus Vapi or Retell.
Scenario 2: Probate Outreach
This is the hardest test in any AI cold calling tools comparison. The lead is grieving. The call has to be slower, warmer, and willing to abandon the script entirely if the executor wants to talk.
Vapi won this scenario decisively. Qualified-lead rate of 11.4% versus 6.1% (Retell), 3.8% (Bland), and 4.2% (Air.ai). The reason is interruption handling - Vapi lets you configure a much more generous wait time before the agent jumps back in, which matters enormously when an executor is pausing mid-sentence to collect themselves.
We also found the Vapi endCallFunctionEnabled + silenceTimeoutSeconds combo lets you build an agent that knows when to just say "I appreciate you taking the call, I'll follow up in writing" and hang up gracefully. That graceful-exit behavior turned into testimonials. Multiple executors actually called back the next day.
Bland struggled here. The fast-but-synthetic cadence reads as cold on probate. Retell did well but cost roughly 40% more per qualified lead.
Scenario 3: Divorce-List Follow-Up
Second-touch calls, lead has already expressed mild interest. Goal is to book a property walkthrough or get a verbal offer authorization.
All four AI dialer real estate platforms performed reasonably here because the bar is lower - the lead expects the call. Bland actually edged out Vapi on raw qualified-lead rate (12.1% vs 11.7%) because the speed of the call worked in its favor. Retell trailed at 9.8%, Air.ai at 8.4%.
If your operation is heavily follow-up driven and you've already got a warm list, Bland's economics are tough to beat at $0.09/min flat.

This is where the rubber meets the road for any AI dialer real estate stack. A great voice doesn't matter if the lead disappears into a void.

GoHighLevel
GHL is becoming the de facto CRM for newer real estate investors, and it has native AI features of its own. But the AI voice agent in GHL is, as of mid-2026, noticeably behind dedicated dialers.
- Vapi: Webhook into GHL via Workflow trigger. We've deployed this stack a dozen times.
- Bland: Zapier or Make middleware.
- Retell: Custom webhook.

Three things we see over and over when investors evaluate AI dialer real estate options:
1. They obsess over the platform and ignore the prompt. A great prompt on Bland will outperform a bad prompt on Vapi every time. The platform is maybe 30% of the outcome - the script, qualification flow, objection handling, and disposition logic are the other 70%.
2. They skip the human handoff. AI is brilliant for the first 60 seconds of a cold call. It is not a closer. 3. They don't run evals. Every Friday, my team listens to 20 random calls per client and grades them. We update the prompt, redeploy, and re-test. Without that loop, the agent gets worse, not better - because the world changes (new objection patterns, new market conditions) and your script doesn't.
